Halton Home News - Summer 2012

  • Halton Homes Fall 2011Halton Housing Outlook 2012
Bucking the world wide trends, Canadian housing prices continue to rise. We saw historical lows for mortgage rates last year and new heights in housing prices.

Low interest rates continue to fuel the housing market, along with a large number of first time home buyers. The Canadian Housing predictions estimate a rise in residential resale home prices for 2012, although the exact amount they will rise is in question. It is expected that housing starts will be somewhat lower than 2011 levels. the Halton region.

    Home Prices on the Rise
Statistics for the Oakville and Milton areas show that year to date sales have increased significantly over the very healthy numbers shown in the first quarter of last year.

For the first quarter of 2012, 2358 homes were sold in the region compared to 2299 homes sold in 2011. Oakville saw the average sale price of a home increase by 13.4% and the median sale price was up by 12.7% for the first quarter of 2012. The number of homes sold did drop, however, by -6.1% compared to 2011. The Realtors Association of Hamilton-Burlington reported a 9.6% rise in April 2012 prices over the same month last year. The total number of sales were down, but this was mainly due to the total number of listings being down.

Home owners are spending more on maintaining and improving their biggest investment – their homes.

More people are moving up to high-end, quality products and undertaking bigger renovations.

Some couples find themselves in a position of housing multiple generations – parents needing care or kids moving back home.

The kitchen continues to be one of the hottest spots in the house and the main target for renovations.

Not only do kitchens tend to serve as the gathering place for families, but modernized kitchens are sought after by home buyers.

If you are looking to get a good return on your home renovation investment, then kitchens, bathrooms and interior painting are great ways to get 70%-100% of your investment returned.

Don`t ignore the outdoors: landscaping improves the home`s resale value.

Many people also find the additional space they require by adding on a sunroom, an outdoor kitchen or sitting area for warm weather.

If you want to invest in your home and refinish the kitchen, baths or basement, then a home equity loan or line of credit might be what you need for low interest financing of your home improvement project.

Give me a call to discuss your needs and we can look to the equity in your home so you can get started sooner!

First Time Home Buyers – Why Enter the Housing Market?

first time home buyers Burlington OakvilleCanada has one of the highest rates of home ownership in the world with 2 out of 3 Canadian families owning their own home. Not only do you get to live in and enjoy the home, but home ownership has proven to be a good investment.

It is important to get on the first rung of the property ladder by starting off with a purchase you can comfortably afford. Once you are a home owner, you are in the market and in touch with increasing house prices.

I can sit down with you and look at your finances to help you determine the monthly payments you are comfortable with, and also give you an idea of closing and carrying costs that you can expect. It is best to get pre-approved for a mortgage before you start shopping for a home.

Unlike many other investments, owning a home tends to be a steady increase in value and less volatile. The return on your home investment can be quite substantial.

For most Canadians, home ownership is the largest source of wealth/savings. It provides financial security and stability. You can also use the equity in your home as security for investments or loans. Now is a great time to take the plunge from renter to home owner with historically low interest rates.

Take a Walk on the Wild Side – A Look at Home Flooring Trends

Real Estate News HaltonOne of the best ways to improve the look and appeal of your home is to upgrade the flooring. Buyers mainly want hardwood floors as they add a high quality look and are easy to maintain.

Changing the flooring in your home can give it a much newer and upgraded appearance. Having hardwood floors installed is much easier with the pre-finished floors available.

Current trends are medium to darker wood for the more dramatic and luxurious look. Hardwood is most popular in living, dining and bedrooms – although kitchens are becoming a hot spot for hardwood as well. For those interested in more eco-friendly options, cork flooring is one way to go. Cork is reputedly easier on the feet for walking, and is also acoustical, durable and a good insulator for heat and sound. Bamboo is another green option, since it naturally replenishes itself.

Bamboo continues to increase in popularity as it is a handsome grain . If you are on a budget or have a high traffic home, then laminate is a low-maintenance choice that could work for you. Laminate mimics the look of hardwood and is very durable. It is also one of the most popular choices for basement flooring.
